How Do I Know if I Have Termites?

In San Fernando Valley there several types of termites.  In houses, the most common are Drywood Termites and Subterranean Termites.  Drywood Termites are rarely seen & live entirely inside the wood of the home.  Granular droppings that look and feel similar to sand are an obvious sign of an infestation.  Subterranean Termites live below the ground in colonies.  They make mud-tubes from the soil to the wood in your home and swarming is common with both termites.  If swarming is found within the house than an inspection is needed immediately.

During our inspection we look for dry wood and subterranean termites,  dry rot,  and any conditions that might lead to a problem.  Below are some of the signs to identify a  termite infestation.

Mud Tubes

Subterranean termites use these mud tubes to enter your home.  These tubes are usually located on the exterior or sub-area of the home.

Pellets | Frass

Frass will either packed into a feeding tunnel or frass will be “kicked out” of the tunnel, and it creates small piles. They look like tiny piles of sand.

Drywood Termite Swarmers

Drywood Termite Swarmers have red heads,  dark bodies & are about 1/2 inch long.  Typically in late August & September they swarm.  Swarmers are attracted to doors and windows & will drop their wings after landing.

Subterranean Termites

Subterranean Termite Swarmers have black bodies and are about 1/4 inch long.  They like to swarm after rain and the sun comes out, they are attracted to wood that is in soil.  When swarming inside they gravitate towards light & will drop their wings after landing.

Termite Damage

Termite damage usually begins on the exterior.  Common areas of damage are roof overhangs, doors & windows. Wood may crack or split easily when touched.

Dryrot Damage

A fungus causes dryrot damage. The more moisture the fungus receives the faster the wood damage occurs.  The fungus alive just by the moisture in the air.  Damaged wood will look wrinkled, and is soft.

Home Owner Termite Inspections

Full Inspections: we inspect the interior and exterior including the attic& subarea.

On Full Inspections We Look For:  subterranean & dry wood termites, dry rot, and any conditions that could lead to an infestation.

Reports:  We give you a written report with home diagrams along with our additional findings and recommendations.

Limited Inspections

Limited inspections are focused on the infested area only.   Depending on the infestation and its location we may be able to do a local treatment immediately.

Escrow Termite Inspections

We offer complete termite reports for escrow, these reports meet all requirement for mortgages and loans.

Drywood Termite Treatments

Fumigation:  This is the most thorough treatment as it is a whole structure treatment.  It takes 3 days and requires some preparation. Call for more details

Heat Treatment:  Propane heaters are used to pump heat into the infested areas. This treatment is non-chemical,   it takes around 6 hours to complete in most situations.

Localized Treatment:  Chemicals are injected directly into the wood and it travels through the tunnels the termites have made. This is one of the quickest and affordable methods. Localized treatment can only be performed in areas that can be physically accessed,  but if the termites are beyond the treated area this method is not effective.

Subterranean Termite Treatments

Subterranean Termite colonies are eliminated by treating the soil that they coming from.  Two methods are used for this depending on the foundation type and how severe the infestation:

Raised Foundation:  The soil below the house will be treated & we break all mud tubes the termites use.

Concrete Slab Foundation:  We will drill small holes through the concrete and inject chemicals into the soil below the foundation,  we then seal the holes.

With both methods the termites bring the chemicals back to the colony,  they spread it around eventually eliminating the whole colony.
